I heard in September you can buy homes cheap when they start evictions if the cdc does not extend their stay

When my wife and I saw the house prices rocketing this was our conversation

Wife: We could sell our 200K house and make 100K to buy a bigger house!

Me: and buy what? That bigger house cost more too?

Wife: Well now we have 100K to put down...

Me: That's now how any of this works. Lets say we magically walk away with all 100K in profit. Well that 4 bedroom house also inflated, and now costs 350K - 400K. So We went from a remaining mortgage of 120K to 250K to 300K?? The only people upgrading in this scenario is the damn bank.

My wife and I thought about doing the same thing, and then realized the same thing. It really sucks for people that have grown up in this area their whole lives. It's cheaper for everyone coming here from other places, but those that are natives can't really afford to buy a house now if they are just starting out, or afford to sell and buy something bigger/nicer.

Actually no it's not cheaper for everyone coming there from other areas. Your area is super expensive compared to many other areas in the south and midwest. Are you suggesting most people moving there are coming from more expensive areas in the northeast or west coast ?

Yes they are

The best thing to do would be to move to a much lower priced market. But that's not really easy for most people. You could also pocket the money and rent for a while, although renting is inflated as well. If you knew the market was going to correct in the not-too-distant future, that would be the thing to do. But who knows that? That's hard to tell.

It crazy to think i already moved to a lower market to get out of the city market. I like where I am and don't want to move further, so that means I just save more. 'Tis life.

If south West Virginia is getting commuter trains there should be nothing stopping Wilkes co. I would like to see a train from mount airy to Asheville with one stop in north Wilkesboro and hickory.

Wilkesboro is always going to be N.C.’s taint! End of story

I had a client appointment in Wilkesboro today. I had to pass a dude going 20 MPH because he was driving with one tire down to the rim. Literally no rubber left. Sparks flying. I kid you not.

RDU has had a very noticeable lack of extreme heat this summer...and extreme temperatures this year in general. The warmest maximum temperature was 94°F, on May 26th. So far this July is coming in at 2.2°F cooler than normal. It's possible we could exceed 94°F in August or even September, but this year has been lacking in temperature extremes here (after RDU reported no low temperatures below 20°F all winter, and no high temperatures below 35°F). The average minimum temperature for an entire year in RDU from 1991-2020 was 12.1°F, and the average maximum temperature for the entire year was 99.6°F.

Yet, despite the lack of extreme heat, this weather still sucks. Fall can't come soon enough. Even a cooler than normal summer can still be miserable.

Avg max of 100 in Raleigh seems a bit high. So on average you can expect it to hit 100 every year in Raleigh ?

Hence why I call this the most boring year ever if you like weather .

I like the cold and heavy low clouds prior to a snow storm more than the actual snow storm. With just a giant random flurry or two. Nothing beats that feel. I’m over it when the ground is white.

I stayed up for an hour and a half watching the lightning and hoping for rain that I desperately need to get 10 sprinkles. To the ones who think I complain too much this is exactly why. No one on this board can come close to relating. It's time to take a break from weather. It's just not fun anymoreKCAE - Super-Res Reflectivity Tilt 1, 11_52 PM.gif

I've spent a lot of time in Oklahoma and I've met some really nice people but I definitely prefer Texas over Oklahoma. Oklahoma just seems about 50 years behind most other states.

Not so sure I agree.

Oklahoma actually has (virtually) legal weed, casinos and a working power grid. Plus, OK's governor/legislature aren't actively trying to pass a bunch of socially extremist bills. Once you get outside the major metros, TX is pretty damn behind in the times too (Eastern TX in particular might as well bw an extensiom of Louisiana).

Texas does have much more cosmopolitan cities though, mainly because it has sevedal major airport hubs, a major port and a much more business-friendly tax/regulation structure.

Lol I don't totally disagree there but that's probably why Oklahoma is cheaper too the cost of living in most of Texas especially the cities was getting ridiculous hence why I moved lol. Just for reference my apartment in Tulsa is about what I was paying for a room in Dallas lol

Tulsa has a bad rap but it isn't that bad it has some areas that are really bad yes but it also has some really beautiful areas like around the river especially. Also there's a mini ghetto in South Tulsa but you drive to the next street and it's a private luxury golf course where the PGA is coming next year. It's also a lot less traffic than Dallas ugh when I had to drive thru Dallas last night I was like get me out of here. I Doordash almost every evening rush in Tulsa lol I don't think it would have ever caught on if I was still in Dallas honestly

In all fairness, I've only been to OKC (which reminds me of a mini-Dallas). I do think OKC especially might become another "IT: city as more folks are priced out of Dallas (it's only a 3-hour drive away).

But I will say I think part of Tulsa's problem is that it's having to compete with OKC, which is experiencing much more growth/business investment. It's kind of like the dynamic going on right now in Tennessee with Memphis vs. Nashville.

That said, from what I hear, Tulsa has a decent art/museum scene for its size and is much "prettier" than OKC since there's relatively more tree coverage.

I very well may. I would most likely live in a smaller town such as Abilene, San Angelo or Tyler.

I know of someone who settled down in Tyler after living in a bunch of difference places both inside and outside the US. They would always rave about it. I understand it has a very impressive healthcare ecosystem for its size and a decent-sized university. It sits on the western edge of the Piney Woods as well (which is forested like the Piedmomt region), so it's fairly scenic there too.

You also kind of get the best of both worlds because you're only 1.5 hours from Dallas if you desire big city amenities.

OKC is uglier than Tulsa but I enjoyed OKC more. Seemed more laid back to me. I also enjoyed Bricktown.

I hate the tolls in Oklahoma :mad::mad:

Texas has plenty of toll roads too, LOL!!!

Austin is, by far, the worst when it comes to them (since it only has 1 interstate highway) followed by Collin County in DFW (I.E. you're not getting to/from Frisco without paying tolls).

EDIT: People also find out the hard way that you must pay a toll when entering/exiting DFW Airport, haha!

The scenery for sure is better in Tyler than in Dallas. I love the size of Tyler as I'm not a big city guy. And it's convenient to Dallas as you said.

I was just really struck by the kindness of the people I met in Texas, both in small towns and also when I was in Fort Worth. If I lived in DFW I would prefer to be closer to Fort Worth where it's much more laid back and the people seem nicer.

Finally in Galveston after what was an absolute nightmare at the airport (I'm not joking after 4 hours waiting at DFW they cancel the flight and I went off cursing at the gate agent) she asked what my name is I said I won't be telling you and walked off went to Love Field rented a car and just got down here I was so beyond done... And then she was acting like "oh I'll find your name" yeah ok whatever she pushed one too many buttons(see I had been lurking around the counter for an hour and I already suspected they were full of crap with their "announcements")

But tomorrow as soon as I get some decent sleep I'm hitting the beach hard I gotta regroup after this day

Once I get past whatever happens with the rest of my plane ticket on Friday (I gotta drive back to Dallas now) it's gonna be awhile before I book another one lol

Wouldn't it have been easier just to fly directly from Tulsa into Houston? Or, an I correct im assuming there were no direct flights between Tulsa and Houston on American (since that's a hub for United)?

BTW, I'm not a fan of Galveston Beach. You're basically swimming in Dallas' sewage and the toxic waste from the petrochemical plants in Houston. If I ever do make a trip to a Texas beach, I'm.going wayyy south to St. Padre Island (although my first choice would be the LA beaches or Tampa).

Definitely true about Fort Worth.

I hate dirt roads. It’s not fun to drive MTN roads here during heavy rain. Some roads are never paved.

I want a derecho with 80-100 winds across all of NC. With gusts to 125 in Wilkes.
