Misc 2021-22 Fall/Winter Whamby Thread

here’s a good masters thesis, hurricane Florence and unfavorable variables for Appalachian flooding. Prior to landfall some forecasts were showing 10-20”+. Dive into unfavorable upslope, movement, downslope, etc. Explore how we can reduce model error when certain values are known. Extra) How could the NHC cone be more helpful with inland impacts? Can we show extra emphasis on inland cones with severity vs just eye/wind to improve public messaging? 7F5EC170-46B4-470E-A1D1-2DC8EB7DF58F.jpeg

When I took my intro to met class that was a case study of ours . In lab we had to use matlab and make a bunch of these plots for temp and rainfall and what not for it . Was cool.

Florence of course was historical. But IMO, we dodged a biblical like event for the western sections. 20”+ and winds from the E would have been a first. I don’t think many realize how small the window to prepare would have been due to pinpointing track with upslope.

I’ve been told I use old people language lol. In my vernacular I have such words as doohickey , rickety , and catty corner. I also utilize improper phrases like “ done did” and “ might could “. @metwannabe what are some other words you old people use ?

No, that's not a joke. She actually wrote an article on why its cheaper to rent than own a home because of 5 reasons.

Reason #1. HOA dues.. But does she not realize the cost of the maintaining and running the pool and other common areas is included in her rent (or sometimes it's a separate fee?)

Reason#2 Propert Tax Increase. IS she that dense to realize that if my Property Tax raises, so does the apartment's? Which then gets passed on to her in rent increases?

Reason #3 Appliance Maintenance. Yep, up front costs suck for homeowners when appliances go out. Especially the HVAC. but does she not think these are also rolled into her rent prices?

Reason #4 Safety and Security. Some homeowners buy big security systems, but I guess she thinks apartment renters don't get broken into??? Wut?

Reason #5. Outdoor Maintenance. She says it could cost up to $10,000 a year to maintain the outside of your home. I don't know where she's living, but a mower only cost $450 every 10 years or so, and is free to push? Also, does she not think these costs to grounds keeping are not passed on to her in renters dues?

Does she actually think these complexes are maintaining their pools, units, buildings, and common areas at a loss out of their own pockets? I live in a 3/2 on a half acre and pay less than $850 for a mortgage. You can't get a 3 bedroom apartment in town for less than $1200 a month. Plus, 96.8% of my mortgage goes to myself. Her renting fee goes to everyone else but her.

This is what happens when you teach feelings in school, and not actual ------- math.

Exactly!! I too live on 3/4 acre 3b 2b ranch. Just refinanced in January to 2.75. Mortgage has dropped to $756.
Bought my home in January 2018. Just in time.
